I don't have the full list of what needs to be done right in front of me but I can give you the short rundown: (house is about 900 sq. ft.)Roof needs to be torn off (3 layers on already) and a new one laid onSiding needs replaced (this neighborhood has siding done in a way that I haven't seen before; on a lot of houses one side is done in wood planks about a foot wide and the other three are vinyl siding).Ceiling had some water damage in two rooms and there are some cracks that need to be fixed.The flooring has to go entirely (carpet and kitchen tile).Kitchen cabinets are in pretty sorry shape, planning on replacing them.New kitchen appliances (none in the house)Landscaping work, possibly getting rid of a cluster of small trees that are blocking off one corner of the house with no benefitWhen I get home I can provide the full list with what we were estimating for each item.

The law requires tenants to be given the booklet about lead paint safety which is available on the pine tree legal website and then the signed acknowledgment letter is kept in their files.

I'm of the mindset if money is growing on trees in another city, there are plenty of locals there to pick it and leave you the scraps that none of them wanted in the first place.

I have offered my tenants a set amount each month they can deduct from the rent for costs of water to keep landscaping (trees, shrubs, small lawn etc) healthy, not just alive.

Called service provider who informed me that they perform an annual maintenance service but unit have no immediate problems.Laminate in kitchen and dinning areas.Included laundry room in each unit.Driveway has 1 covered parking spot for each unit, but plenty of caliche parking for 2 more vehicles.ConsRoof will need to be replaced in 10 years, including fascia.Carpet in bedrooms and hallway will need replacing soon.Windows could stand to be replaced as they are old aluminum.Needs landscaping, including cutting of tree limbsAnother concern is the resale of home, although in good condition, holding on to long term will indeed rack up expense costs and resale of a duplex is much more a task than a single family home, as there is less cliental interested in multi family.

It turns out we let a tree overgrow against the house and they found tiny little access points that hadn't been sealed to get into the attic.
