It sounds like everyone is against the shed idea and to outsource this task (easy albeit) because of the opportunity cost essentially.

Sounds like a great value-add opportunity if you can make it work!

And yes, when a smaller than normal commission split (2.5-3%) is offered, it does present an opportunity as many buyer agents try to avoid it.

There are a couple HUD opportunities, however, I don't have a HUD closing agent within my network.

Now another opportunity might be in my sights but still need a contractor!

I have been looking for the right opportunity to come along, and a deal landed in my lap when another Realtor called me to provide a renovation estimate for a property which had essentially been a hoarder house.

Like many places in the US my market is so hot there are very few opportunities at this time.
