That being said,  I would like to start acquiring multi family properties with maybe some flip houses in the mix but am currently cash poor, can't borrow against  the property due to cloud issues and the pending loan for the mini storage units, and my wife would have my head if I borrowed against the house.

Second the walls should be cleaned of loose material and then parged with a suitable concrete mix (think of it as plastering).As for your purchase, basement wall issues are not rocket science or the end of the world, just need to be professionally dealt with.

@Paul Welden @Michael GaryI mixed up the numbers...A minimum of 210 days must have passed since you closed your original home loan when attempting to refinance.However, you still have to occupy the home for at least a year when using FHAMy apologies.

That would be you 5+ units, mixed use multis, or 2-4 units with obvious FHA violations (mostly peeling paint or old roofs).
