Most real estate boards require agents within the board to cooperate and split commissions in half.

@Matt Harmon  Seller financing or bringing on a partner for the downpayment are probably the easiest ways to get in with low funds. 

Some times they only hear from me 4 months from now when I am crawling around in some nasty half falling down mess (with someone who is not interested) and I think "This is great for Dan".

I'll add:Charging Late Fees on re-performing loans and keeping half for themselves.
