Good topic I talked to my agent who went part time and got a full-time job.She said the current environment is cut throat agents doing things that are unethical or at least bad business practice .Verbally tell someone one thing then turns around a do something else leaving folks holding the bag.Looks like a dog eat dog world right now.

Again, credit score is mostly irrelevant here: how much trust you build with the Seller will be important.3) Find a group of investors and bird-dog (hunt for deals) for them for awhile.

I am very interested in being a bird-dog for investors to know what they are doing.

I tell a lot of aspiring wholesalers that if they arent ready to jump in and get started then they should bird dog for other wholesalers or investors first and learn the process.

I would use any source that would bring me a deal (the ones listed plus bird dog, FSBO, etc.).
