If you paid cash, then with a 10% return it'll only take you 2 years to get to number 2 and way shorter to get to 3, just by saving the cash.

I ended up holding onto two income properties in nice areas of the valley and they produce minor cash flow today, but not significant and the property values are still less than I paid for them.
