For small stuff, you're dealing almost exclusively with local banks, so you either need to find a local broker who knows who will deals with OOS investors, or you need to get on the phone and start calling the banks directly.

Also make sure you have the capital for direct mail because it's a marathon not a sprint.

@Steve Vaughan  I have spoken directly with the bank and they are just want the borrower to pay the outstanding balance and continue making payments.   

They offer free consulting sessions on all aspects of starting a business and can steer you in the right direction re: grants.
