I have stopped investing and started coaching full time so my goals are different.

Detroit area sfr3,250 sqft 7 bed 6 bath Owner asking 275k estimating only cosmetic repairs and a plumbing issue last contractor was a friend who caught the covid and stopped work hasn’t touched it since also owner currently lives in Florida.According to propstream Home is valued at 190k but I believe ARV could be around 250k and there is an existing mortgage of 141k.

I wonder what would happen if all the landlords just stopped making their mortgage payments? 

I think that in order for buyer demand to slow down in the Phoenix market, among many other things ... interest rates need to increase, buyers need to stop wanting sunny weather, and the economy needs to stay closed for much longer. 

What should stop?

This is called abatement and can be an unwelcome surprise if it happens to you.We recently had this happen to us not because we were being negligent in our landlord duties, but because there were outstanding maintenance requests to the previous landlord that caused HUD to stop paying until it got resolved.

If you put a tenant in now and they stop paying after one month you’re SOl.

The reason I want to do lease option is if the buyer stops paying it's much easier to evict than it is to foreclose.
