I already have a couple realtors sending me leads for single and multifamily houses, however I was considering doing the same with commercial brokers and trying to connect them/their deals with other investors and companies looking to buy.

I know it is less than ideal but can you get the addendum and then resell the option to the tenant, maybe under terms favorable to the tenant as an incentive, i.e. a couple hundred off or something.

You could probably push back and get that knocked down a couple hundred bucks (but I wouldn't expect it to go down to 6k)

If you can rent it for $800 a month, that gives you plenty of room for expenses (taxes, insurance, maintenance, cap ex, prop management, vacancy) and will probably give you a positive cash flow of a couple hundred bucks a month.

You will likely have to talk to a couple people before they understand what you are asking about.

I believe a couple years ago, they cut the compensation $ to mobile notary officers as well as to realtors. 

There is an older MHP in my area that I have been keeping tabs on for a couple years. 

@Ben Leybovich instead of looking for one piece of a 700 unit portfolio, why not try looking for a couple of 50-100 unit properties you could put together?
