I think an izakaya may work well since they offer a variety of small dishes and most people will be able to find something of their liking.

I had tried to offer on another house with a similar price and the builder wouldn't negotiate at all. 2 years later, that house is worth far less and when I saw it in person it was not desirable.

We currently charge less then half of that for a simple tax filing like that, but may not offer the level of advisory and guidance that this person does.

@Amirra Besh If you call any agent, they will typically charge 1 month of rent to find a tenant.Just like in a sales transaction, where the buyer's agent and listing agent split the commission, an agent will offer another agent that brings a tenant 50% of the one-month of rent as commission.Many owners are trying to put pressure on PMCs to lower this fee because they think the monthly management fee should cover at least part, if not all, of this.Here's were penny-pinching owners screw themselves: PMC's will charge lower than the one-month of rent, but they offset it and do NOT tell the owner the negative repercussions!

They do offer a early meeting and a main meeting.

IMHO you made a huge mistake in offering to drop the rate....let her leave and find a new tenant that will pay what the market rate is currently.

There are a few good hard money lenders that can deliver, but Longhorn Investments is probably the only one offering up to 100% on the purchase price (and 100% on rehab of course).
