They are marketing a cap rate that doesnt include real numbers and compresses it further, with interest rates going to rise, I see negative cash flow in the future.

Probably something with 4-5 bedrooms, 2.5 baths or so, finished basement, nice green property and area, no McMansions, no ostentatious stuff, no huge bedrooms, no high ceilings, 2 stories, 2-3 car garage, maybe ~2500 square feet give or take?
