We have small children so I think the benefits would really need to outweigh the negatives to make a move like this.

I would like us to renovate the property but having a difficult time finding a contractor that would be able to work with us on getting the permits and the drawings so we could move forward with the city.

Why bother , to either carpet or LVP flooring the tenants will basically have to move out all their furniture . 

But you just need to understand at 6 month time, getting ready to find another tenant or hope the tenant is not ready to move out and pay the 25% increase rent on month to month.
