If mortgage lower and home price is going up then inflation would rise.The way the Fed controlled the real estate market by not purchasing the MBS after the bond matures hence now the spread is 300 bps from the normal 150bps prior to Covid times.So when the Don guy above thinks to "Mortgage rates will begin to fall in Q2 of 24' as the volatility of mortgage securitization stabilizes" , it really depends on this chart https://fred.stlouisfed.org/series/WMBSEC on Q2 2024.Interesting enough however, one of the multifamily largest thinker there "thinks" the cap rate stabilization would occur in three quarters in Q1-Q3 2025.Question is really: who would rise faster in 2025, Single Family or Multifamily.
