Everyone needs a place to live, not everyone wants or needs to open a retail store or retail style office, so this could very well be sitting vacancy for a long time.Given that, I would personally be looking at this as a duplex play, with the bonus in the land and commercial space, but I don't know the property or area.  

Pretty average early 20s young professional type life style.

It is a Florida beach town and we found a good value spot of large size townhome style condo that is fairly affordable.

If you're happy with the rents that other multi families are getting, match their style.  

Go to thrift stores in the best area of town and buy expensive clothes with tags for pennies on the dollar and list them on poshmark or Mercari.

A Single Family house 4-6 bedrooms 2+ bedrooms with a private pool in a resort-style community will perform the best. 

Whether it’s re-selling clothes from the thrift store online or painting houses, cleaning gutters, power washing, dog walking it doesn’t matter.

This is not an all inclusive list of inspection items by any means, but big ticket items.From a Capex perspective, items like a roof, HVAC, water heater, finishes, appliances, kitchen style, etc will all need replaced anyways, whether the property was built yesterday or 100 yrs ago.
