With the points and closing costs you pay when refinancing, you might look at what your payment would look like if rates dropped 0.50%, 1% and 2% to decide WHEN it would make the most sense.

You might be in an area with few investors, or there could be a deal-killing reason why it's still there.

It worked for me in the past getting started 2016-2018 but I have not seen any deals (at least in FL) I would take the risk in terms of money and time.Best of luck!

Your options would be to sell it, and most likely take a loss on it as you also will have closing and realtor costs involved which you can assume that would be 10%.
