I'm looking at a property for sale, what cap rates are these size deals going for in Jerome Powell's market?

During the refi boom I had people cancel on their lender and switch with me after they had signed closing documents(this was during the 3 day right of rescission for the VA loan) you may incur costs such as the appraisal, but other than that you shouldn’t owe anything to the lender.

I have several years in sales, management and training but I have never invested. 

Those same people are now left with their tail between their legs as not only are they not getting 18% they are losing 50-100% and will take a close to a decade to recover those funds. 

The 75% LTC lender that capitalizes an interest reserve and finances 75% of the closing costs will likely require less cash out of pocket than the 80% lender who does not include a capitalized interest reserve and doesn’t finance some or any of the closing costs.

We have some contact here in Canada who have closed on 100+ unit multifamily deals in the Texas region.We are focused on 75-200 units, class B+, with 7% go-in cap rate.

Fast forward a year my sister calls me says she wants to sale the place makes no money.

From what I understand, the process appears to be relatively synonymous, but dealing with foreign payments and foreign entities is unchartered territory for me, and I want to make sure I deal with closing and managing this property in the right way.
