Spent all day Wednesday reading through IRS docs and and Google threads educating myself before coming over to BP (which should have been my first stop) and tripping across your post which almost exactly defines my situation also.  

Are there any other specific FHA restrictions I should be aware of that seem to trip up new investors (e.g., is there ever a case when a borrower will be required to have a down payment more than the minimum 3.5%)?

I am planning on taking a trip in the coming weeks to meet with people but for now am doing some introductory phone calls with a few PM's. 

The 3 C's1. the collateral2. character of the borrower (do they pay their bills on time)3. capacity of the borrower to repay the loan
