I think I'm on the same path :) going to some seminars, reading a lot, finishing my RE certificate at ucla.. but I feel the need of a mentor..

Therefore no matter what path you take, whether it be the degree that is on your graduation certificate hanging on your wall, or something completely different, you should still have the basic tools needed to succeed at any job.

It seems to break down to three schools of thought.The first school of thought believes that tenants will appreciate a mid-priced bottle of wine, or a cute gift basket, or a gift certificate to a nice-enough restaurant.

I purchased a Tax Lien Certificate Mar. 2017 and now I'm the not so proud owner of a Corner lot with a slightly run down garage build on it. 

The only way to sell in less than 4 years in FL is to do quiet title, use a certification company or find a buyer that's willing to take it on a quit claim deed with no title insurance (probably at a big discount).  

Its usually some sort of certificate that has a timeline for actually getting the property. 

The tenant we had did not look like the type to wear mink coats either.Another time, I had in the lease requiring renter's insurance, my tenant claimed he got it, sent me proof via the certificate of insurance.

Also, education is free concerning liens, go to a state tax office and ask for the procedures, and if possible see if the local Community College has RE classes - a degree, a certificate, or a license goes a far way in a world filled with overnight guru's 

I can obviously decide not to pay for the certification and repairs and terminate the contract. 

However, the seller has not gotten municipal required inspections completed yet (heater certificaiton and electrical certification).
