How would you structure that deal? 

I would just factor in the CG tax into my sales deal.

If you have an LLC, the accounts should be business accounts in the name of the LLC.

No rent control in VA is good to know we wont have to deal with any of that.

The deals I have seen work are larger 4 units $800k+ in class A/B+ areas mainly as those have less competition and atleast my market noth side chicago they still sell at decent real life cap rates.

Also, don't overlook the simpler ways of adding value like adding a washer and dryer to a unit or other amenities a deal might not have.

However, I would argue that I learned better (through personal experience) and ended up with a better business and more freedom.I recommend striking out on your own.
