All my investments positive cash flow from day one and some of my properties are bringing in double the rent from when I first bought.  

Maybe bring your prior boss some deals that you think are good.

I sent the earnest money and a month later today we was supposed to close, a attorney was driving here to meet me and told me to bring a cashier check and I asked him how much and he didn’t know and couldn’t find out, so I called the title company and they actually said they had to reschedule because someone bought the taxes on the house.

Currently have my single family home and a 4 unit investment property that brings in approx $1k per month.

Proposal: 60/40% (me 40) ownership in all properties in exchange for me bringing all taxes current, maintain grounds and pay all taxes going forward.What items would you include in the purchase agreement/bill of sale?

We shoot for a 5% cash on cash return on pro-forma number when we bring something to market.

Instead of hiring a single agent to help you find a tenant, consider offering a "finder fee" for any licensed real estate agent that brings you an applicant that qualifies in leases the property.
