Moral of the story, be careful everyone!

Real estate can definitely begin a 20+% per year, overall net worth boost, almost guaranteed in a good neighborhood, because of leverage.

Yes taxes need to increase, but at these unsustainable rates it is morally wrong.

I also told the pm to work with the tenants this next month if they can't pay the full rent without late charges.I personally felt more of a moral obligation to help the tenants then a legal one.

a bottle of whiskey to my father law, a bunch of sweat and blood, and becoming the guy that paid the highschool kid who needed money ( used to be me ) good money for an easy job . moral of that story is i saved 5 to 8 thousand dollars,***** if quotes were right i have no idea****.

Moral of the story:  If you can get yourself in a position to buy something quick and aggressive using cash (admittedly easier said then done -- maybe F&F?

It was listed at $448k, it did $80k in gross revenue last year, and the property had room for improvement to boost the revenue figures (kitchen/bath updates, deck updates, hot tub, etc). 

Just because it's yours, does not mean morality goes out of the window.
