Even had an agreement with a third party that would provide a free emergency plan plus an emergency kit to the household and label all electrical breakers and shut off valves (this was for new customers as an added bonus at sign up).

I personally like a sliding scale so that IF the profit exceeds expectations, bonuses go to the active person or persons in the deal that made that happen.The other suggestions above that reference 70/30 & 80/20% splits via syndications are not appropriate in my opinion for a single home flip with 3 partners.

You may get $1895 for it if you wait long enough, but if it were mine, I'd move it to $1700 and get rid of the $500 move-in bonus and all the application / move-in / pet fees.
