hi frank. there is, of course, that old saying " it takes money to make money". thats true enough, but a revised edition should read " it helps to have money to make money". lots of people start out with little to nothing in their pockets. you can too, you just have to find the right deal, and believe me, thats gonna be hard. borrowing money is a decent start, but remember, you are also increasing your debt load. you have to do it while also increasing your net worth, or at least, without decreasing your net worth. you will have to find a property that is worth at least what you are paying for it now. there are deals out there for nothing down, but most of them are shams. properties that no one wants also have a reason no one wants them. my brother, and investor in western michigan, has actually bought houses at tax sale auctions for as little as $20. there is a reason he got them that cheap....... no body else wants them. you have to ask yourself why. is the local government that hard to work with on the rehab???

Lenders, who never like to not be in control, have since altered their terms such that an change in ownership or control of a corporate body holding the mortgage triggers - at the lenders discretion - the due on sale clause.There are still other advantages to holding real estate in its own holding company, but not the big one which previously enabled financing to travel with the property.

There should be a clause in your lease saying that only the people signing the lease and children identified by name are authorized to live there and any body else "must have the express written permission from the owner".Obvious exceptions would be birth of new child or adoption/foster care.

Property: 5br/3ba, 1 acre lot w/ 30x40 Pole BarnARV: $215,000 - $220,000Purchase Price: $70,000Renovation Required: Estimated $80,000-$100,000... 100% complete renovation required - home in disrepair, utilities shut off (but operational per seller), owner living there with kerosene heater and gas generator currently; drywall repair/replacement throughout; new flooring; some new windows; complete kitchen demo/renovation, everything else you'd expect in a flip.Potential issues: Home exterior is 100% brick; my partner thought he saw some issues (bricks cracked/missing) in a couple spots on his way in; house smells (like money to me - like a combination of dog urine and marijuana to most others!)

This way your ad is on the top of the list every day since you are renewing on each day...I also noticed C L changed their searching set up. in order for a succesfull CR ad campaign you must have key words about the location of the property and its surranding areas in the Body of the ad (and not only in the tittle).
