In CA, new assembly bills just passed which made it legal to rent both the main house and the ADU, made the ADU permit process have to be completed in 60 days or less, granted single family zoned properties to be able to build not 1 but 2 ADU units and also allowed multi family zoned properties to also be able to add an ADU (which was previously not allowed in CA). so I suggest you check with your local building and safety department to see what you can and can’t do.One play, as a suggestion, and if legal in your area, would be to buy a property and add the ADU unit to create more equity and cash flow.

Each room I charged the same rent rate for and rent covered all utilities.Kitchen: Fridge space was a little bit of a challenge, but it was more-so cleaning it out... we pooled food (split the bill) but all of us were the same eating style and one of our roommates directly benefited from us cooking his meals.

The place went on market in July 2019, however he didn't have the water individually metered.This created a water bill between 1500-2000 a month, and killed the NOI.The seller just had the occupied lots individually metered.

I've been able to automate things with the city i.e. taxes, utility bills, permits along with "case management" for assigning contractors for quick solutions.
