Scott - I have worked through the rental analysis spreadsheet on BP and found that while I may make some slight cash-flow or break even, the potential maintenance and vacancies could put me in the red monthly.

As to showings, if you need to go through the red light district or have undesirables in an area, the time you show has an obvious bearing on when to show.
