We redid the foundation, cleaned up the first floor, redid the bathroom, new kitchen floor and completely redid the 2nd floor where 2 bedrooms are.

Extra bedroom, extra bathroom, extra square footage. 2) make sure the kitchen/bathrooms look nice.

I did the rehab myself and added a bathroom and second unit.  

While living here I did some work to the house( new windows, new bathroom).

Write that list in Sharpie on your bathroom mirror so you have to look at it every day when you brush your teeth.

Most of what the inspector found I had already anticipated through my walk throughs, but one issue popped up was the third floor bathroom , specifically it leaked during flushing , both on the floor and small water cascade on the floor below The toilet did have a note on it saying not to flush , there was a drain problem , so the previous owners did know about it.

As I said there is room to improve the units and house with new paint, some general repairs, appliances in the units, floor, bathroom updates. 

You need to know how old all of the following items in the house are:   a - Electrical (including the wiring, openings, and box)   b - Plumbing (pipes, drains, fixtures, bathroom, toilet and path from, etc...)   

We added on a master bathroom and added all cosmetic updates throughout.

Front home sits on a corner lot at 1235 sqft, has 2 bedrooms + den, new tile around tub in bathroom, 1 yr old HVAC, new paint & remodeled kitchen.
