very astute advice.... and so true about those that do it for a living.. its most certainly income averaging.. anyone who says they bat 1000 at auction is not telling you the truth LOL.that's like a lender saying they never have a default.Where I see some broken hearts and spirits.. is those that buy their first one and its a bummer.. and some of what I have seen is really sad..

To augment my income I am stepping up my real estate involvement going from 5 doors to two more this year already.

Numbers take someone with: a truthful heart to show the right angles; experience to know all the options out there; asks the right questions; listens to the answers...

To do any shared appreciation agreement in connection with a loan or subject to a loan being made, you will still be in viloation as the Truth In Lending Act requires all loan expenses or other charges made in connection with the loan be computed for the APR, and it will be generally be the APR that any usury rate will be applied to.

@Steve Vaughan I think there's some truth to investing locally and the savings and opportunity that you get!

It gives me a single source of truth for VRBO, Airbnb, and any direct bookings I take.Direct bookings - I need to figure out how to make this more automated.

The truth is when inflation was just above 3%, which was pre-covid, we were seeing prices increase around 11%. 

Truth is, you may not ever get RIDICULOUS wealth if you follow his plan, but you'll almost certainly be alright.
