Wholesaling is transactional.things are changing in some states with the unlicensed activity of assigning contracts.. depends on the state.in Oregon if your business model is to assign contracts any form of advertising them via e mail flyers craigslist bp market place etc is deemed an activity that a license is required.. see below from our state regulators.

I don't know how your current LLC owns those properties or how you are connected, so instead of trying to give you a specific answer I will simply outline a good model to follow along with a comparison.By placing the properties you own in the LLC you are creating a separation of liability between the LLCs and your personal assets (or potentially other LLCs you might operate.)

And if those are the neighborhoods you’re planning to focus on, that’s a whole different business model and one that you should probably reconsider because it’s not for the faint of heart and can sometimes even be difficult to find property managers willing to take on those properties.

For my very first property, I did hire (and still work with) a local realtor who also manages vacation rentals, but we follow more of the AirBNB co-host model and split responsibilities; very different from a management company.
