A broker friend who lives in New England has brought a deal to me that he wants to go in on 50/50.  

Both in need of a reno.This is a fake evaluation I can't afford anything right now and I'm just trying to relearn my approach after my last house was just short sold In VA beach.

I haven't sold my existing investment property yet (fingers crossed for a closing next week), so the 45-day identification period hasn't officially started, but I'm trying to formulate my strategy to make sure I make the most of it.What are your best approaches to "buy right" so to speak when you're up against the 1031 clock and battling a competitive market?

Rather than being a "nuisance" call, I approach it as a chance to make sure we keep our units in the best condition to encourage our good tenants to stay.

How would you approach this in my shoes?

Looking to see how people have automated or semi automated it.Also interested in feedback on best approach- letters or postcards and is there a way to save on bulk postage

Only three hours after closing you are approached with a sweet deal so you decide to sell the rental.

slightly off topic . in Hawaii, while on vacation we heard some loud yelling and and what sounded like a lot of domestic violence happening - I went outside and was trying to determine the location of it and soon another guy joined me who had also heard it - we discovered the room it was coming from and both approached to ask if everything was ok - a big muscle bound guy answered the door sweating and breathing heavy - he said everything was ok and that him and his girl were just having a disagreement -when asked if she was OK - he said yes - then the guy that was with me asked she could please come  outside and confirm to us that she was OK - I was a little taken back by his boldness , but was glad he asked - so she came to the door and confirmed she was OK and didn't need any assistance.
