I'm not necessarily one for "timing the market" but at the same time I'm not in a huge rush and wondering if I should tough it out for another 3-6 months.Today I looked at a potential property, it's a short sale, was purchased in 2007 for $275,000, currently asking $240,000.A couple weeks ago I put in an offer (they barely countered, basically said nope.) on a 2br/1ba with no central air but plenty of room to make it a 3br/3ba (and a parking pad!)

There's no doubt a land value tax of that magnitude would create downward pressure on real estate prices.Your costs as a landlord just went through the roof as you've traded a beneficial income tax structure that allows deductions, particularly depreciation to modify your taxable income to zero or below zero for one in which no deductions are allowed and you owe every year...Not good for those who own rentals in my opinion.

@Jay Hinrichs we do go into the homes a couple of times a year to change the air filters and check the smoke detectors.

I recently moved into Lake Alfred FL which is near Winter Haven in Polk County after separation from the Air Force where I worked as a firefighter in Las Vegas Nevada.My current strategy is looking for small multi-family homes, usually off-market to purchase and use for rentals, or for single-family homes to wholesale if the price is right!
