It has to be town down although I am not sure the owner thinks so since he advertised it with the cabin. 

I'm not sure what the limitations are on advertising here, if we're literally just answering the question and the occupation is the answer. 

Now all of a sudden they have started slowing things down, demanding that I stop advertising the place; while refusing to sign the contract at the same time; locking in the deal.

They just advertise it to their members. 

I can do my own separate by-owner business, not using my broker's firm or the local MLS, and my broker is fine with it, but if I want to advertise on the MLS or run anything through my office, I'm limited to 3 properties a year if I am involved as owner, and none if it involves an LLC if I am part owner, any percentage, even 1%. 

You could add a inexpensive pullout bed and advertise on Airbnb, Home Away and VRBO.

I would advertise it for what it is.

Advertising single families is pretty simple, flyers, open houses, social media, direct mail., door knocking, virtual tours, etc.

I hear it being advertised as the next Silicon Valley because of the business friendly environment.
