It is only effective because the title company is in bed with the lenders already and they are naturally risk adverse anyway.I would be more concerned with the disclosures made to the lender and the verbiage of the approval letter before I considered a double close with two seperate title companies.For instance, does the B buyer have to agree that there are no prior or pending transactions or agreements and sign prior to closing?

Since we recognize the trend there must be a way to capitalize on it and I'm just wondering if others are...and how.Most strategies are negatively affected by slowing demand and falling prices, however, some strategies are less impacted than others.Buy and hold strategies are going to be somewhat insulated from short-term price fluctuations.

I would venture to say that most of their posts were questions asking political, off topic and genreal questions, like the economic impact of the fed on RE, Such postings were obviously to run up the points quickly to gain influence, IMO, as some of these folks are really not that well versed in the technical issues of real estate.It has turned BP in a broader scope of macro business topics rather than drilling down into details of real estate.
