Coupled with a cost segregation study, it can be reasonable for investors to achieve passive losses through bonus depreciation that equal the amount of capital invested, therefore deferring the tax that would have been owed in that calendar year.

If the main goal is achieving depreciation then perhaps the weight of cap rates is less, ultimately it comes down to your goals.

I would concur with Jeff as well that doing a cash out refi would be a fantastic way to look at securing another property, but as he said it really depends on the value and loan balance on your current mortgage.
