I have a recently formed company and expanding options on the horizon, so I would like to talk to someone who works with investors and find out what I can expect from traditional lending.

For me personally, it's usually around 4x that amount.

Also, your goal of 20k for reno... how did you reach that number and would you use your own cash for that or use some form of a loan? 

It's hard for me to gauge what you should charge, as 1. most, if not all, the restaurant deals (20+ over the last 2 years) I do that involve a patio there's no additional charge for use of the patio, and 2.

Got them the foreign entity doc within 2 hours, and sent a party wall agreement (which was completely inappropriate for this deal, not the correct form at all - but I signed that form on both sides, literally making an agreement with myself, which they accepted!

Anyways I’m thinking of getting my own license to not have to keep politely askiNG someone else to make time for me to see a property.

It's been a huge source of education and inspiration for me and my husband on our REI  journey.As to next steps, I would recommend finding a real estate agent that you trust, and also start talking to lenders (banks, mortgage brokers, credit unions, etc.)
