It's hard for me to gauge what you should charge, as 1. most, if not all, the restaurant deals (20+ over the last 2 years) I do that involve a patio there's no additional charge for use of the patio, and 2.

Got them the foreign entity doc within 2 hours, and sent a party wall agreement (which was completely inappropriate for this deal, not the correct form at all - but I signed that form on both sides, literally making an agreement with myself, which they accepted!

It's been a huge source of education and inspiration for me and my husband on our REI  journey.As to next steps, I would recommend finding a real estate agent that you trust, and also start talking to lenders (banks, mortgage brokers, credit unions, etc.)
