It's a small city near a large city and I am primarily looking in a student neighborhood by a medium sized public university, which I like for knowing that there will always be renters. 

Very close to the 3 largest employers in the city.

Good morning all, can anybody give a pointer to where I can obtain information for average price of land/property per acre within a given city or county.

I'm looking to buy a value-add property in the Kansas City area and essentially doing the BRRRR method.

I was considering that area but I am afraid that people are moving either closer to the city or into PA.

However, make sure you're comfortable with the city zoning laws because ideally you'd be able to rent both the basement and main floor once you move out. 

NO one returned calls, emails and then I received city violations notice in the beginning of March for 5K for the exteriors condition, emergency boarding of the property (multiple times) and a variety of other issues.  

However, that doesn't mean that you won't be able to find a place that works for you in those cities or the surrounding areas.
