This is a landing page I came across in the Boston, MA market.

Can anyone please advice on what I should know, where to find deals and ultimately how to wholesale my first apartment building.Matt

Text and verbal agreements are legally binding in Virginia (where the rental is).I really believe she initially intended it to be a year long renewal, as she also remarked she was very happy, as it is only a block walk for her daughter to school.She now has a boyfriend (he hasn’t moved in), and a house they want to move into together, so she is giving notice.She is focusing on the clause in the lease that states: “HOLDING OVER: Any holding over after expiration hereof, with the consent of the Owner, shall be construed as a month to month tenancy in accordance with the terms hereof, as applicable.

Just have to run your number on the market and the product type (i.e. small houses versus big houses, etc).

What areas would you consider Class B, C, and D neighborhoods?

Smoking is definitely happening in a unit (leased rental unit, inherited tenants).  

What’s the best strategy to do so, and what platforms are the best and easiest to use.

The education, networking, coaches, events, podcasts, masterminds, etc is exactly what I needed.
