In addition to the possibilities Ned mentioned, what if the LLC also owns a bunch of boarded up West Baltimore townhouses with liens stacked up against them that the seller isn't telling you about?

West Texas has never been my target market due to the volatility. 

I don't know much about the STR market in West Virginia, but 3 parties are an awful lot of cooks in the kitchen for a $250k property.

We have picked up 3 SFH in Brevard since late 2016 (one each in Melbourne, West Melbourne, Port St John).

I’m committed to west of 287 since I drive back and forth, so I know I won’t find a place currently zoned.

the Vegas convention were all those vendors in one spot was worth it.. for me the class's were to rudimentary to hold my attention.. the magazine has some good articles and advertising I still get it even though i am no longer a member.. the certification is worth nothing as us west coast folks we need a real license to lend not a paid for certification..

I have a friend that leaves in west Virginia and has presented me with an opportunity to purchase a multifamily unit in that area but I am not familiar with the area.

I know some of West Tampa areas as well if your looking at investing let me know and I’m on the ground everyday driving, looking and working on my rehabs.
