I would recommend you get a coach.

I am Canadian and I own a rental property in Las Vegas, the Property is paid outright. 

We have 45 lease option properties in Arizona that follow this pattern pretty closely and we teach and coach people how to do it at our monthly meetup groups.

Do you have a mentor/coach/partner (one that will be on sight with you - not some national guru who can't see what you see).

I met a local successful realtor who is in need of a full time assistant, so I am considering applying for that position, and I will also be signing up for a coaching program next month with my local REIA.

Finding literally any other home in Las Vegas and buying it for 6k under market value would accomplish the same thing without the added risk.  

So certain areas within the Tampa, Tucson, Vegas, Phoenix, etc. markets will likely be affected but those markets as a whole may keep experiencing growth.

I like the 500 mile range that makes going camping realistic were as with my 16 X it only has 220 range which is fine for daily driving and we drive it 1000 miles to Vegas twice a year and with the super charger network it all works out fine and of course our superchargers are free so we never pay for energy..
