Is rent better per room for listing to be just prior to spring semester and plan for 12-month lease, or shoot for a 6 month? 

This spring we decided to sell one of them using a 1031 exchange and purchase the some replacement properties in Milwaukee.  

We also run weed and feed in spring if the lawn does not look nice. 

I'm looking at options, and might use a combination of that and great stuff in any little cracks, light fixtures etc to reduce the flow of air from the room to the attic.

New geothermal furnace 2013(warranty transferable (heat in winter air conditioner in summer) with hot water assist,jetted tub, 1 4pc bath I 2pc en-suite 1 2pc( toilet,sink) in laundry basement, New flooring in bedrooms 2013!

I know it's a different market than Palm Springs, but curious about your opinion..

But, after completing my graduate degree this spring, I've recently returned to RE investing, and in a BIG way!

We will add central air and new furnace, and electrical panel in 2024 or 2025...so some upgrades needed, none urgent.

I think there may be something in the air here....... 

Do you have projects in other areas, as well (Wake Forest, Apex, Cary, Holly Springs, etc.)?
