Does the type of income or way I'm taxed effect what kind of loans I can receive.

They receive the first NOD from a foreclosure notice per the tax deed and will pay off the taxes as the first right. 

I’ve never used hard money before so I’d like to write the contract in such a way that if for any reason the hard money loan doesn’t come through, I will receive my deposit back.

@Pamela Starnes I hate to say this but i think you've received bad advice if you are taking the RMDs based on your stepmom's life expectancy.

 (1) is not a given and end-to-end from sender to receiver, using an AIO printer on both ends will not employ IP but RS232 and there's no store-forward at ether end.(2) That's ideal and the inflight(SSL) is the easy part. 

I have run the numbers, checked all the expenses, received a rather expensive insurance quote (13.5k), and am currently satisfied with the outcome of the analysis.
