I am always confused on how GC credits no more than 2% of his portfolio to outside investors, but then raises money to purchase 100% of his deals?

Using credit cards to fund a property purchase is a recipe for disaster.  

My purchase price was over 20 years ago, I do not remember closing costs, have refinanced twice at least and I have been renting it for almost as long. 

I used Investors Title as the Qualified Intermediary for my 1031 exchange when I moved to Raleigh  (sold property in New Orleans and purchased here).

Purchase price: $326,000 Cash invested: $80,000 3 bd/ 3 bath townhome, completely remodeled in 2021.
