I usually send guest count, pet count and turn time at least a week out but usually 2 weeks out to confirm.They also have their own code on my smart locks and my automation system (SmartThings) can be set to alert me when that code is used to open the lock.  

Depending on the extent of the injury, it may or may not come to the attention of code compliance, insurance companies and/or the courts.

To add to this whole confusion (thanks Congress for tax code that requires you to be the next Einstein) a lot of these "individuals" that we speak of have registered as LLCs.

There are specific notification and other requirements in (Texas) property code for these other issues, and unless proper notice and efforts on the tenant's part have been done properly, they have no bearing on the suit for eviction. 

If you're talking about the same product used as interior trim, you need to use specific coatings that give the foam a one hour fire rating to meet code.  

What's difficult is that they have to change their tax codes to allow this.
