So don't worry about picking "the best" option.

The one I currently have is terrible for many reasons, not just the one listed above.

Colorado is a solidly blue state now, used to be purplish, but we're still better than every other state in every way (most consistent appreciation, increasing rents, population growth, recreation opportunities, moderate climate, recession-proof jobs in diverse industries, desirability, affordability, landlord friendly laws, the list goes on...).

Rent them in different listings and a third listing for both units together.

I then pick 2 or 3 from the 10 that I think are viable (based on price, experience) and call them.  

Are their listings detailed with good-quality photos?

I have had the back unit of the duplex I just purchased to house hack listed for almost a month.

For all the reasons listed above, I would reconsider to a Single Family Home, preferably with no HOA.
