Our rental is new so he's using projected, but has anyone who has had any new listings challenged the rental data on the appraisal report and been successful and how did you go about it?

PM's are not very good at this.We have our tenants sign a trampoline agreement, which takes care of liability and also regulates the restoration of the lawn.

Now I have 9 rentals, closing soon on our 4 units.  

I suspect we'll get $8-10k of travel a year while putting around $4-5k a month or so on our cards that we pay off each month.
