Non-refundable means just that...non-refundable.2) Must maintain income of at least 90% of what was verified at the time of application, so if the DID lose their job then I can keep the fee and still go find someone else who won't be broke in 2 weeks to rent to.  3) Must stay in good standing with current landlord thru the end of their current lease.

Hello BP friends,I was interested in what investors were doing for yard maintenance for rental properties, as well as properties they have in contract that are in holding.Do you higher someone to maintain the property or do you ask tenants to take care of their own property if it is residential.Also, if you do higher a company for lawn care, what do you expect to receive from these services, or particularly look for?

It is not a flip and would be rent and hold for at least 5 years.The roof is Asphalt Shingles.With a roof change costing generally around 8-9k, what do you suggest is the best way to handle this situation Walk away from the deal.I can ask to reduce the price on the house.

However, going along with all the other issues I mentioned above if I were to pass along to an independant property management company, I've got a few banks that really trust me and will lend me many millions as long as I maintain that trust - a trust that is somewhat dependant on me keeping property management in house.

@Jordan Lucas Hi jordan, yes you can be a real estate at age 18 but i suggest you maintain a decent/well paying full timeish job (30-40 hrs) until youre up off your feet as there are a lot of expenses to being an agent and you dont always have clients immediately.
