Thank you all for your responses to my earlier 1st post. 

Because of that, my first question is.. is it even possible to be able to partner with him since, from all the posts I have seen, it seems like he would need to be there for owner occupancy.

Ask him for proof and post a notice pay includes late charge or quit to get the process started.

I also posted, open faced, the notice of the rental increase on their front door.Question:  the certified mail still hasn't arrived, and it has been 12 days since I mailed it, and now 6 days late for the mailed notice. 

@Jack Henderson   I don't have a couch for you but if you post again Creative financing isnt the right subtopic you are better in Short term rentals and title should be Recoommendation STR  couch.
