Where would you recommend me to buy a $130k property to later lease it in Houston or surrounding areas?

I’m currently looking for properties in Houston and all I find are houses that are way overpriced to flip or do the brrrr method on.

For Class B Turnkey you’ll be looking more in the suburbs of metro areas like Memphis, Houston, Jacksonville.
