In reality, as soon as your cashflow hits your bank account, it's either reinvested in a similar asset, swept to an interest bearing account (high yield savings account/CD), or reinvested in some other form.

I do not have one year of rental history and working with my lender who also has a large portfolio says my rate would be high without that first year of rental history. 

Conventional wisdom would have said with rates so high (comparatively speaking to where they were) demand and prices would have lessened in more places and more quickly but in many places prices have held steady even as inventory creeps up.

I hear many recommend to 'consider' LLC after buying more than one properties, not the first and only property.Isn't there a yearly cost to maintain LLC?

My repairman does not need to be mistreated by this high demanding lady.
