Bought my first rental in 2010, got my real estate license in 2013 and bought a property management company in late 2015This is when my life changed and I became exponentially happier.I don’t punch a time clock and I’ll never go back.Since 2015, we have been hovering at around 115-130 doors that we manage for investors, as well as my personal units.Between last year and now, I have personally acquired an additional 10 doors through bank financing and owner financing.Through partnerships I’ve put together a few deals and have a 17 others (two duplexes, one 12 unit apartment, and one condo) .I love the podcast and this community of investors.Thanks,Dave Fulkerson

I remember one county pulled up 3 houses to compare to mine.....all had 2 car garages, all were brick, all were pretty nice homes, compared to the foreclosure I bought ....then I showed them my pictures...got it reduced by about 50% and the appraiser just about fell out of his chair....with my evidence.

Long story short the same appraisal gave me more credit for a detached garage that was about half the size, not rehabbed, not rented and no electricity about 3 months ago during a different refinance.The property i detailed here obviously has a fully rehabbed garage, it's rented, electricity works, etc.

Normally it will take 20 - 30 doors to replace a income, depending on how high the income and cash flow.
