Especially when you are bumping up into a commerical level of units, which have more stringent rules, the code will require sprinklers. 

We don't necessarily bump up cost based on each additional property though.

So without knowing your exact payoff on the mortgage, but estimating 200k in equity, you are currently in the negative, but if you did bump the rent and created $400 in cash flow you are producing a 2.4% ROE.

Also keep in mind when you look at these listings that show what the revenue was for last year which many many are doing, that was the COVID bump.  

If that's the case, you have less competition now and a bunch of buyers just got a bump in what they qualify for.

My record right now is an electric range from Menards that is currently 8 months overdue, and I am betting my December delivery date gets bumped.
